When we heard about lots available for development in the Osprey Estates community, we recognized an incredible opportunity and decided to purchase lots and build a few spec homes in Nampa in this new, well-located neighborhood. While Treasure Valley as a whole has seen rapid growth since 2020, Nampa in particular has seen over 20% growth in the same time period, making it a great area to consider investing to meet the growing demand for residential housing.
Background Of These Spec Homes In Nampa
As real estate investors, we are always looking for opportunities to invest in Treasure Valley. The Osprey Estates neighborhood caught our attention as a luxury community with a great location and availability to purchase one or more lots. All of the lots in Osprey Estates are over a quarter acre and the homes sizes start at 2,000 square feet. Our team decided to purchase two lots where we could build one of our newest home plans, a luxury farmhouse floor plan with a designer kitchen, fireplace masonry, and luxurious bathrooms, and our ever-popular Pacific Crest floor plan.
Our goal was to build each floor plan with upgraded features, while maximizing the returns on our investment in these spec homes in Nampa. Part of the community guidelines also required that each home have an RV garage, enabling residents to store their recreational vehicles on site. This is another reason we selected the two Pathway Builders’ house plans that we did for these spec homes.
Customizations For These Spec Homes In Nampa
Not only did we include the optional RV bays per the neighborhood requirements for both home plans, we also added many features to make these spec homes more appealing to buyers looking for homes in Nampa. Our standard Preston Premier already includes upgraded kitchen features like kitchen appliances, a wet bar with a second sink in the main kitchen, and an oversized kitchen island, but we also added three tone custom kitchen cabinetry and gold finishes for an even more luxurious feel. We also added convenience features like the walkway from front driveway to the covered back patio.
With four bedrooms plus an office, our Pacific Crest is one of our most popular floor plans and it already fit all the neighborhood criteria, making it an easy choice as the second spec home in Nampa. This spec home included desirable features like a large owner’s suite with ample walk in closet. In the kitchen, an oversized island and a full walk-in pantry create the kitchen storage space many homebuyers are looking for. Additionally, for those homebuyers looking for home office space for their work from home setup, the dedicated office space is another highlight.
Challenges During The Build Of These Spec Homes
The only real challenge we came across when building these spec homes in Nampa, was the additional excavation required due to lava rock on the land. In order to get the lots ready for the foundation to be poured we needed to dig all the rock out, which increased the excavation budget. Knowing about this challenge with land preparation in advance, we were able to schedule adequate time and adjust our budget accordingly to eliminate any delay with the build schedule.
