This spec home build in Emmett, Idaho was a real estate investment project that originally began as the purchase of a single parcel of land. After finding a lot with acreage for sale at a great price in Emmett, these investors decided to split the land into two lots and sell them without developing them. However, after selling one parcel, the investors decided to develop the second parcel and build a spec home on the land for resale.
Background of This Investment Project
After reviewing the options, the Pathway Builder’s team helped select one of the most popular floor plans for this spec build in Emmett, the Pacific Crest Plus. This home plan includes 4 bedrooms plus an office and a second story bonus room. Plenty of space for any family to spread out and enjoy! The additional bonus room that is standard with this house plan, is one of the many ways to add value when building a custom home, so it made sense to use a floor plan with this value add for an investment project.
Customization Of This Spec Home In Emmett
There were a few custom options added to this build including the masonry on the home’s exterior along with black exterior windows. Inside the home additions included 6″ trim, quartz in the bathrooms, full tile showers, upgraded lighting and two tone walls and base. One of the larger customizations was the addition of the boat bay. Given the popularity of outdoor recreation in Treasure Valley, this extra garage space would be a welcome addition to any buyer, whether they were storing a boat, other recreational toys, or simply using the space for additional home storage.
Challenges During The Build
During the course of this project, the flood barrier restrictions in the area were updated by FEMA, moving this property into a flood zone when it had not previously been in one before. To address this new designation, the house needed a pad to put it above the flood level along with additional grading and rocks for flood prevention. This additional floodplain work required additional engineering; however, even with this change, the home was still complete and ready for sale within the original build schedule.
Outcome: Ready For Sale
Once this spec home in Emmett was complete, the investors decided to add landscaping for a more turnkey home sale. This property is currently listed for sale.
