We were first introduced to this family through a realtor who recommended we have a conversation about building a custom home on a lot in Middleton. These clients, originally from California, had been living in the Boise area for several years and had previously purchased their land in Middleton, Idaho. They determined they were ready to build and having been through the home building process with a past residence, they wanted to really customize their home this time to fit the needs of their expanded family.
Project Background: New Custom Home In Middleton, Idaho
When we first sat down to talk about their custom home build in Middleton, we learned that having ample space was a priority. They also wanted a home that would allow them to take advantage of the views they had from their land and incorporate additional outdoor living space.
After reviewing the options, they decided to build our Pacific Crest Plus home plan because they liked the layout, which was spacious enough to accommodate their family with its four bedrooms plus a den and upstairs bonus room. Additionally, the home plan layout also had ample natural light from the large windows in the great room that would also enable them to take advantage of the views from their land in Canyon County.
Customization and Special Requests
Knowing that they wanted ample space for their family both indoor and outdoor, one of the first upgrades these clients decided to make was extending the back patio from it’s original size to a space that went along about two-thirds of the length of the house. They also added a few additional walkways around the exterior for added convenience.
In the garage, this family added a 30amp plug for a generator. We also changed the location of the garage, so that the garage door was not facing the front of the house because they preferred this look.
Inside the house, they decided to add another half bathroom in the upstairs bonus room, a great way to add value to when building a custom home. This additional half bath gave their home two full bathrooms and two half bathrooms total. In these bathrooms, they decided to upgrade to additional tile in the showers and quartz countertops.
Additionally, they upgraded all plumbing, trim, and lighting to black throughout their home and added more storage space with upgraded 42″ upper cabinets in their kitchen.
A few other upgrades they decided to add were the wood wrapped windows, a fireplace in the great room, and luxury vinyl plank flooring throughout with the exception of the bedrooms.
Another custom element that we added for these clients was to rough in a central vacuum system for their new custom home.
Challenges Building This Custom Home in Middleton
Despite much of the construction occurring during the winter months where seasonal delays are more likely to arise, there were very few challenges that arose during this build. The largest challenge we encountered was a county requirement to install fire sprinklers in the home. There are specific regulations on when this is required and because of the size and location of their home, we needed to include the fire suppression system in their home. Typically this is discovered during the pre-permitting process for Canyon County; however, in this case, the fire district approval went through without specifying the need for the system until we were already in the process of building.
The new requirement did slow down the building process; however, our team stepped in to help coordinate to make sure the build could continue as planned and that it met all requirements for final fire district approval.
Outcome
These clients were thrilled with their new custom home in Middleton. They were happy having been able to truly customize their home to fit their family’s needs and build a place they’ll enjoy for many years to come.
