These clients came to us about building a custom home on their land in Horseshoe Bend, Idaho after getting a referral to talk with us from one of our previous clients that we had built a custom ADU for in Treasure Valley. This family had been living in Boise for some time and purchased their property in Horseshoe Bend with the goal of building a custom home in quieter Horseshoe Bend.

After reviewing our custom house plans and talking with our team about what they were looking for, we were able to help these clients select the Pacific Crest ranch style house plan with several custom modifications to fully fit their needs and their budget.

When we first discussed this project with these clients, we learned that these clients planned to use non-traditional financing option for their new custom home build rather than one of the more standard options for financing a custom home build.

This meant that remaining within the custom home building budget they had set was important for them. As one of Boise’s most affordable custom builders, we had several plans which met their needs – both their desired inclusions and their home building budget. They decided to build a ranch style house in Horseshoe Bend, Idaho with customization to fit their style and needs.

They liked the layout and the custom feel of the Pacific Crest and decided to build this ranch style house plan on their lot in Horseshoe Bend.

Customizing This Ranch Style House In Horseshoe, Bend

These client’s opted for several of our upgrade options to elevate the look of their new ranch style house in Horseshoe Bend. They decided on wrapped windows throughout their home along with 6 inch trim and upgraded black fixtures in the kitchen and bathrooms. They also preferred tile and added tile showers in all bathrooms as well as quartz countertops.

In the main living area, they added masonry to the fireplace as another design upgrade.

For more storage space, these client’s also upgraded to 42 inch upper cabinets in the kitchen and added a 3rd bay in the garage.

We also added several upgrades for convenience and comfort, like ceiling fans throughout their new home. Additionally, we incorporated laminate flooring in all rooms of the house except the bedroom. Both of these upgrades are also great ways to add value when building a custom home, for a relatively small cost.

Additional Customization Of This Ranch Style Home In Horseshoe Bend

Outside of the standard upgrade options above, this family had a few other elements that they wanted their custom home to have. In the garage, we helped build in an area dedicated as a dog wash station by adding the additional plumbing required while building their home. What a convenient option!

These clients also wanted a way to completely power down the home at times when they didn’t need power. To accomplish this, we created an updated electrical plan that incorporated a quick disconnect enabling them to shut down when needed with less effort.

Challenges Building This Custom Home in Horseshoe Bend

Most of this build occurred during a particularly wet season. This was one of our biggest challenge while building this ranch-style house in Horseshoe Bend as the ground was simply too wet for several weeks to complete certain tasks. Part of this was a long access road leading to the house and some additional grading. Instead of waiting weeks or months for the ground to dry out to finish these items, we were able to continue building and schedule a time at a future date when the ground was sufficiently dry to finish the remaining outdoor items. This meant these clients were able to move into their home sooner rather than having to wait on the whim of the weather.

Another challenge we came across during this project was initial financing. We mentioned that this project went through with a non-standard form of financing. Although we are not a lender, we reached out to those in our network to help them with non-traditional funding for this project. In the end, the clients secured funding elsewhere but were appreciative that we could offer a resource for them outside of our usual process.

Outcome

Despite the weather-related issues that arose during the build process, we were able to finish this ranch-style home in Horseshoe Bend in just four months. This was well ahead of schedule and allowed the family to move into their new home before winter holidays, which they were thrilled about.

Our team was happy to have been able to build their dream home and keep the cost of their home build, including all the upgrades and customization, within their original budget.
