We originally met with this local couple after they found us through our listing on Angi. They were in the process of selling their current home and wanted help finding land to build a custom home. After we talked, our in-house realty team helped them to find a lot in the area where they could build a home that met all their needs for the lifestyle they wanted in their retirement.

Build Location: Emmett, Idaho / Gem County
Home Plan: Pioneer, Open Concept Floor Plan
Project Background For This Open Concept Floor Plan In Emmett
During our initial meeting, we learned the reason for their move to this new home was because they were retired and wanted a home that allowed them to live a different lifestyle in their retirement. It was their first time building a custom home and they wanted to build so that they could design a space that would help them achieve their retirement goals and lifestyle.
One of the things they knew they wanted was a home that was more accessible for mobility reasons. This meant avoiding a home plan that had lots of hallways and finding a single-story home plan. Another goal they had was to have a lower maintenance yard as well as a dedicated space for their recreational vehicles.
With these goals in mind, we helped them to select the Pioneer home plan, an open concept plan that has minimal hallways and is a single story plan. These features make this house plan naturally more accessible. For their recreational vehicles, we added an RV bay as an addition to the two-car garage. Although this home plan was already close to what they were looking for, we worked with them to customize this plan further and make this the home they truly wanted.
Customization and Special Requests For This Home In Emmett
The largest feature that was changed for this custom home, was the RV bay. Because these clients had multiple RVs and vehicles to store, they wanted an extra large RV bay. We adjusted the plans to incorporate this additional space which was a full 72′ long and 18′ wide.
To meet their needs for a lower maintenance lawn and create additional parking space, the front lawn was minimal in size with larger concrete areas. In the back of the house, the clients requested an extended patio that ran the full length of the back of the house as opposed to the standard size covered patio. This extended patio added more room for outdoor living as well as reducing the upkeep requirements of the yard.
Inside the home, we made adjustments for greater accessibility including grab bars and a seat in the shower.
We also made adjustments in the master bathroom to accommodate design and functionality preferences. This included reducing the number of sinks from two to one, modifying the cabinets, and including mirrors in above the sink cabinets that could be adjusted to create a more salon-like experience when getting ready. All of these adjustments turned the original house plan into a custom designed home that had all the features this couple was looking for.
Challenges While Building
This home build had minimal obstacles to overcome and the construction process went smoothly. The greatest hurdle was the size of the RV bay. Because the custom space was so long, our engineer also needed to widen the space to maintain the architectural integrity of the building. This change also meant we needed to make sure that the location of the home on the lot still met all the setback requirements before we started building. Beyond this change and adjustment in the beginning, the build process went well.
Outcome
“This was our first experience with building a home. We are in our 70s and have some special needs that required accommodation. The development of the floor plan with Pathway’s staff went very well. Communications throughout the build with Pathway’s site managers were, for the most part, helpful and responsive … Pathway fixed or addressed all issues brought to their attention and we are enjoying our new home very much… Pathway Builders met or exceeded our expectations and our house is very high quality.” – Janis W.
With minimal challenges in the build process our team was able to complete this open concept floor plan in Emmett on time and on budget. In some home builds permitting, which is dependent on the local municipality, can cause delays or disruption in the process, but with this project, the permitting process also went very well.
