Project Background: New Home Build In Emmett, Idaho
This family of five had been living in the original farmhouse on their property in Emmett for several years after having moved to Idaho from Wyoming. Along with the house there were several other structures on their property, including a barn for their horses. They loved their location; however, there were challenges with the current house which were negatively impacting their living arrangements.
After looking into their options they determined it would be better to build a new home on their land than to try to renovate and remodel their current home. So, they created a plan and talked with a few home builders about what was feasible within their budget. We were not the first home builder they spoke with, but we had the best value pricing to accomplish what they were looking for so when it came time to make a decision on their home builder, they decided to work with us.
Because they were looking for more space, these clients opted for one of our ‘Plus’ home plans, which provide additional space over a standard version with a bonus room located above the garage. In this case they choose the Ponderay Plus home plan which is a four bedroom, three and a half bathroom home with nearly 3,000 square feet of living space.
Customization and Special Requests For This New Home Build In Emmett
This family choose to include several design upgrades for their new home build in Emmett. They opted for fully wrapped windows in the main living areas, faux alder beams on the ceilings in the kitchen and foyer, shiplap in the living room and owner’s suite. They also choose a brick accented, wood burning fireplace.
In the kitchen they opted for painted cabinets along with several other kitchen upgrades including under cabinet lighting, and an upgraded kitchen vent hood.
To create a more spa-like experience in the owner’s suite bathroom, they opted for a full tile walk-in shower and a larger free standing tub separated by a half wall. They also upgraded all bathroom counters from the included laminate countertops to quartz for a more elevated look.
Challenges We Encountered
Because there was already a primary residence on this property, we worked with the municipality to get a temporary certificate of occupancy once this new home build in Emmett was complete. The temporary certificate of occupancy meant that this family could move directly from their current home into their new home and then have time to schedule demolition of their old home.
Without this temporary certificate, they would have had to move out of their old home completely, then demolish it, before they received their permanent certificate of occupancy for their new home. Using the temporary certificate saved them a lot of undue hassle and cost of finding somewhere to live and store their belongings in the interim period of demolishing their current home and moving into their new home.
During this build we also needed to disconnect the current septic system and reconnect the system so that both properties, the current home and their new home, had access to the septic system during the transition. This was a little out of the ordinary for other builds where there is no other residence that exists on the land already.
Outcome
In the end, this new home build in Emmett was completed within five months from construction start to finish. Timing was an important factor for these clients, so beyond being happy about having a new custom built home to live in, the on time completion was another factor that added to their satisfaction with the outcome.
