When we first discussed building this custom garage ADU in Boise, we learned that this couple had a relative that had helped them to dream up and design the home they wanted built on their land. Although this completely custom project was not designed by Pathway Builders, we were able to bring it to life in just a few short months.

Project Background For This Garage ADU In Boise
What we are calling an ADU in this project, wasn’t technically an ADU. It was the only dwelling on the property when we built it. This is because this over the garage ADU was part of these client’s long term goals. They were a local, Boise couple that were building their retirement plans.
The first structure they built, this custom garage ADU, was meant as a temporary living space before they built a second primary residence on their property. They’d get to move into their new custom built home faster by removing the wait for additional financing or the longer build times that accompany homes with a larger square footage.
One of the key reasons that these clients choose to work with us were the numbers. They had specific financing needs and as an affordable home builder we were able to work with them to build the start to their retirement dream within the budget they had in mind.
Customization and Special Requests
There are many different styles of ADUs: basement conversions, converted garages, detached ADUs, and on. For this build the over the garage style ADU was selected to take advantage of the incredible views on from the property.
One of the requirements and part of the design for this project also included a large deck off the back of the second story ADU. This expanded the livable space, one of our top ADU design tips, and provided even more ways to enjoy the view.
The bottom of the ADU was a three car garage space. This design created a larger second story living space and ample storage space for vehicles and other recreational equipment.
Knowing that the goal in the future would be to build another larger, primary residence on the property, having one building to work around will also make designing the new residence easier, because only one building footprint needs to be taken into account. Versus a detached ADU, where there would then be an ADU separate from the garage, separate from the future house, which would mean more to work around when building in the future.
Challenges While Building This Garage ADU In Boise
As a completely custom designed garage ADU, there were new challenges and additional engineering involved. There were also specific materials requested, such as a slip resistant deck material, which we don’t work with often. These unique features and differences from our usual process created additional coordination and management; however, despite the completely custom nature of the project and the additional work that came with it, we were able to complete this build within five months.
The greatest challenge during the project and the reason the house was finished in five months, but the certificate of occupancy came later, came from the county. Getting approval for the road access to the house was a challenge for these client’s due to specific county requirements. In the end we were able to help them to get approval, connecting them with an excavator that could help them meet the requirements and get their access road approved.
Outcome
Because of the team’s diligence building this completely custom garage ADU went remarkably well. With any custom home build it’s expected that issues arise in the process. In this case the issues came from areas outside of our control, but in the end the project was completed on schedule even with the uniqueness and additional time required for a custom designed home. The clients are thrilled with their new home and are looking forward to enjoying the views from their new space before they continue their plans to build a larger home on their land.
